How end of tenancy cleaning work actually works

End of tenancy cleaning is one of the steadiest kinds of cleaning work in the UK, because it runs on a cycle that never stops: tenancies end every week of the year, and almost every one of them needs the property cleaned before the keys go back.

It’s also more demanding than regular domestic cleaning. You’re not tidying a home someone lives in — you’re resetting an empty property to a standard a letting agent will inspect against an inventory. That means inside cupboards, behind appliances, limescale off every tap and screen, and the tops of door frames. Done properly, a two-bedroom flat is a half-day job for a team of two.

What you need to get started

You don’t need a van full of machinery to begin. What matters most, in order:

  • Reliability. Check-outs are booked against a fixed date. A cleaner who turns up when they said they would is worth more to an agency than one who works faster.
  • Attention to detail. Most complaints on end of tenancy jobs are about the same handful of things: the oven, limescale in the bathroom, and dust on skirting boards and door frames.
  • Your own transport. Not essential everywhere, but it widens the area you can cover and makes you far easier to book.
  • Equipment. Helpful, not required to start — many cleaners build up their kit as the work comes in. Carpet machines in particular are usually supplied rather than owned early on.
  • Public liability insurance. Standard for self-employed cleaners working in other people’s homes, and something most agencies will ask about.

Employed, self-employed or subcontracted?

Most cleaning work in the UK falls into one of three arrangements, and it’s worth knowing which you’re being offered before you start:

  • Employed — you’re on a payroll, with holiday pay and a fixed hourly rate.
  • Self-employed — you invoice for work completed, handle your own tax through Self Assessment, and choose which jobs you accept.
  • Subcontracted team — you run your own small cleaning business and take booked jobs from a larger brand.

If you’re self-employed, you’ll need to register with HMRC and keep records of what you earn and spend. That’s normal in this trade and not complicated, but do it properly from the start.

How to find end of tenancy work

There are really only four routes, and they’re not equally good:

1. Letting agents directly. The most reliable work there is, because agents have a constant pipeline. Hard to break into cold — agents use cleaners they already trust — but worth approaching once you have a track record.

2. Cleaning brands and agencies. You get booked jobs without doing your own marketing. The trade-off is that the brand takes the customer relationship. Good for steady volume, especially when you’re starting out.

3. Lead marketplaces. You pay per lead and compete with several other cleaners for each one. Expensive per job won, and the quality varies a lot.

4. Your own marketing. Highest margin, slowest to build, and you’re competing for the same searches as national companies with advertising budgets.

Most cleaners who do this full-time end up with a mix — agency work for the reliable baseline, direct clients on top.

The oven is a common sticking point on check-outs, so it’s worth getting good at it early. Our guide on oven cleaning for end of tenancy covers what’s expected.

Common questions

Do I need my own equipment?
No. Plenty of our cleaners start without and build up over time.

Do I need a vehicle?
Not essential, but it widens the area you can work in and makes scheduling easier.

Do I need experience?
Experience helps, but attitude matters more. We provide training to our standards either way.

How much work is there?
It depends on your area and how much you want to take on. Tenancies end year-round, with a noticeable lift over summer and at month ends.
