Average totals were £310 for a one-bed, £317 for a two-bed and £418 for a three-bed. What you pay depends on the size of the property, the number of bathrooms, its condition and any extras such as carpets or the oven.

You may notice the studio average is higher than the one-bed. That figure comes from a small number of jobs, so a few larger or heavier-condition studios pull the average up. The “from” figures are a better guide to what a straightforward studio costs.

What a deep clean includes
A deep clean is a full reset of the property, worked through room by room. It typically covers:
- Kitchen: cupboards inside and out, worktops, splashbacks, sink and taps descaled, appliance exteriors and the floor.
- Bathrooms: limescale removed from tiles, screens and taps, toilet cleaned inside and out, extractor vents, mirrors and the floor.
- Bedrooms and living areas: skirting boards, door frames, light switches, sockets and radiators dusted and wiped.
- Throughout: internal windows and sills, cobwebs, vacuuming and mopping of all floors.
The difference from a regular clean is the detail: inside cupboards rather than just the doors, behind the toilet rather than around it, the tops of door frames rather than only what is at eye level. What carpets and appliances add
Carpets, upholstery, ovens and other appliances are priced as separate items. These are real totals from the last 12 months:

The “added to a deep clean” rows are the whole-job totals, including the deep clean itself, not the price of the extra alone. Carpets are cleaned by steam (hot-water extraction), which needs hot water on site, and not every stain can be guaranteed to come out.
Five things that change the price
- Condition. This is the biggest factor. A property that has been cleaned regularly takes far less time than one that has not had a proper clean in years. Heavy limescale, burnt-on grease and nicotine staining all add hours.
- Whether the property is empty. An empty property is quicker to clean thoroughly, with no furniture or belongings to work around.
- Bathrooms, not just bedrooms. Bathrooms are the slowest rooms to clean, so a three-bed with two bathrooms costs more than a three-bed with one.
- Extras. Ovens, appliances, carpets and upholstery each add to the total.
- Access and parking. Parking or congestion charges are added only where they apply, so let us know about permits or off-street parking.
Deep clean or end of tenancy clean?
They are largely the same physical job and often similar in price. The difference is the standard. A deep clean is for you, so you decide what matters most. An end of tenancy clean is for a letting agent or landlord checking the property against an inventory, so it follows a fixed checklist.
The re-clean window also differs. For deep cleaning, anything missed must be reported in writing within 3 days for a free re-clean. For end of tenancy cleaning it is 7 days, which gives time for the check-out inspection. If you are moving out of a rental, book an end of tenancy clean.
How to sense-check a quote
- Is it itemised? You should see every room and extra listed, not a single vague figure.
- Is the oven included? Often it is not. Ask specifically.
- Is there a re-clean policy, and how long is it? No policy at all is a warning sign.
- Are they insured? Ask for the figure. We carry £1m public liability insurance.
- Are products and equipment included? They should be.
A quote far below everyone else’s often means an open-ended hourly rate, or too few cleaners for the size of the job.
